Who are we and what do we do?

The Cyclical Maintenance team is responsible for keeping Impact's tenants safe and ensuring Impact Housing Association complies with our legal responsibilities as a landlord.

The team arrange all the gas servicing for the properties, legionella tests in properties that require them, external decoration and electrical tests.

 

Gas Servicing

Every property that has a gas central heating system/fire has to be checked every year to ensure they are safe to use.  Our contractor, AFM, is responsible for carrying out these checks.  AFM will write to you before your service is due with an appointment date.  It is important that if this date is not suitable you contact AFM to arrange a suitable date as soon as possible.

Gas Repairs

AFM carry out all repairs to your boiler or gas fire.  The timescales for AFM attending to your repair are:

Emergency Repair – attend within 4 hours
(e.g. No heat or hot water from 1 October to 30 April, repair a leak to gas fire)

Priority Repair – attend within 24 hours
(e.g. No heat from 1 May to 30 September, radiators not heating up)

Urgent Repair – attend within 7 days
(e.g. Replace gas valve to boiler, renew condensate pipe)

General Repair – attend within 21 days
(e.g. Repair faulty ignition on gas fire, replace meter cupboard door)

If you have a repair to report on your heating system please call us on 03448 736290.  During office hours you will be put through to a member of Impact’s N-Gage team and out of office hours you will get through to a call-centre who will be able to help you.

 

External Decoration

Every property is decorated externally.  They are done on a rolling programme, and the programme is put on the website at the start of each year.  If your property is included in that year’s programme you will be informed by letter.  To view this year’s programme please see the link on the right hand side.
